Leasing and Marketing of the Property
- Fully Licensed Leasing Agents
- Qualifying applicants and Tenant Screening
- Schedule showings of the property.
- Process Lease Applications
- Collect Security Deposits and Application and or Credit Check Fees.
Financial and Accounting
- Collect and deposit income
- Prepare the annual budget
- Prepare payment of all expenses incurred by the property from the rental funds collected
- Assist in annual audit and tax return
- Review and recommend banking needs for the Reserve for Replacement Fund, Residual Receipt Account, and other funds of the property
- Supervise handling of escrow account for security deposit receipts, refunds and forfeitures in accordance with the Pa. Landlord-Tenant Act
- Prepare monthly Income Statements, Balance Sheets and Budget Expense Reports
- Prepare monthly Transaction Lists for Cash Disbursements
- Prepare General Ledger, Trial Balance, depreciation schedules, reconcile bank statements
- Prepare HUD reports if required
Personnel
- Direct supervision of all employees and independent contractors
- Handle Workers Comp and other insurance claims
- Perform annual employee reviews
- Calculate and pay all payroll taxes, Workers Comp premiums and other benefits, and prepare quarterly and year-end payroll tax reports
- Prepare payroll and maintain employee records
Management
- Provide management and maintenance expertise
- Negotiate and contract with outside sources
- Periodic inspections of building
- Attend all board meetings
- Implement repairs and replacements to the building, grounds, fixtures, and furnishings as reflected in the annual budget
- Act as the liaison between the Board, HUD, PHFA, PMAM and other government agencies and attend all inspections
- Full service maintenance, cleaning, and grounds keeping available
